The
Property Controller will direct the financial affairs of both existing
properties and new development
projects
for UCSC. The Property Controller is responsible for the maintenance of fiscal
records,
preparation
of financial reports, and supervision over general accounting and budgetary
controls as they
relate
to the organization’s properties. The Property Controller will be responsible
for the financial
operations
of 7 properties located in Philadelphia on Market Street along with several
condominium
associations
and the real estate management company.
The
Property Controller has internal contacts with the entire administrative staff
and external contact
with
banking institutions, outside auditors, Board members, tenants, and vendors.
This position has
access
to sensitive UCSC financial information and is expected to handle such
information with integrity
and
professionalism. This position is expected to represent the UCSC in a
professional manner.
The
Property Controller must have the following knowledge, skills and abilities:
A.
Strong knowledge of generally accepted accounting practices and principles to
include cash flow
management,
financial analysis, understanding of GAAP, and creation and implementation of
internal
controls.
B.
Understanding of commercial real estate accounting and management including
Lease
documentation,
abstracts, common area maintenance reconciliations, and commercial property
financing.
C.
Ability to analyze statistical spreadsheets, data, and budgets and use critical
thinking to identify
variances,
provide forecasting, report conclusions, or recommend approaches to problems.
D.
Ability to prepare informational reports and present findings and analysis to
key stakeholders
and
internal customers.
The
successful candidate will have 5-7 years of progressive accounting experience
in a property
management
environment with commercial real estate accounting and leases; Experience
managing
operating
expense budgets, financial reporting and variance analysis; experience with
common area
expense
reconciliations.
BA/BS
degree from an accredited university or college with a concentration in
Accounting, Finance, or
Business;
Masters of Business Administration (MBA) is preferred.
Current
Certified Public Accountant (CPA) certification is preferred.
